The chaos is gone. Smart sellers are pricing to the market. Buyers are asking smarter questions. I know because I’m having smart conversations (my favorite kind). Fewer people are writing wild offers just to win a property. Well priced homes though? They’re seeing multiple offers. Not something the headlines are talking about but let’s stick to the topic. This is a functioning market, which in Austin is a gift.

The Numbers That Matter

Closed sales are up year over year in Travis County, while the average close to list price has eased to the low ninety percent range. Months of inventory has moved into healthy territory at about 6.1 months. 

Translation. Buyers have room to negotiate and deals are still getting done at all price points.
