What September’s Data Tells Us
If you’ve been waiting for the Austin housing market to “make up its mind,” this might be your moment. September’s numbers are in, and Travis County is quietly recalibrating.
Closed home sales were up 9.5% year over year, with 1,065 homes sold in September. That’s real, measurable growth. At the same time, the median sales price dropped to $485,000, down 3.6% from last year.
It sounds like a contradiction. It’s not. It’s clarity.
Buyers are back. But they’re buying on their terms.
Why Buyers Are Back And More Selective
We’re watching a smarter, more deliberate market emerge. Total sales volume hit $714 million, up 7.2% from September last year.
That’s a healthy sign. The money is still flowing. It’s just more intentional.
Meanwhile, homes are sitting longer. The average days on market is now 77, which is eight days longer than last year. That’s not panic. That’s breathing room.
Inventory rose to 6.1 months, the highest since before the pandemic. Active listings hit 6,635 (up 8.1%), while new listings stayed steady at 1,674. Buyers finally have options again. And that’s a powerful psychological shift.
What Sellers Need To Know Now
If you’re selling, here’s the reality. Pricing matters more than ever. Overpricing out of the gate can cost you time, leverage, and momentum.
Buyers are more cautious, more strategic, and less likely to chase. They know what the comps say. They’re watching inventory stack up. And they’re ready to wait for the right value.
The Bigger Picture: Strategy Over Speed
Pending sales in Travis County are up 6.4%, reaching 1,113. That tells us serious buyers are still active. Just not in a hurry.
This market isn’t the overheated sprint of 2021.
It’s not the whiplash of late 2022.
It’s something better. Calmer. More balanced.
And honestly? Healthier.
