The Power Of Off-Market Strategy
I reached out to top agents with builder clients in Austin. Why? Builders love "off-market deals". But with US tariffs, higher building costs, and the lot requiring a top-notch experienced builder for multiple reasons, many builders would not or could not build. So, the margins were not there for this particular property. Then we pivoted.
From Flex Listings To Under Contract
Using the new Austin Board of Realtors Flex Listings feature (a limited data option for off-market or coming soon properties that most agents do not realize is now available) and then the Multiple Listing Service (MLS) and social media, we built momentum.
Multiple offers came in. Wholesalers tried to "steal it". An agent and builder told me they had purchased a lot on the same street for a hundred thousand less to rationalize their current offer price. When asked if it was purchased off-market, because I could not find it in 10 years of sales history, they were kind enough to tell me, "It was a while ago." Please do not join my brokerage. We have integrity.
And, then a few others that were neck and neck. Now we are under contract with a few Agents waiting in the wings.

With my team having strong communication flow, we made sure everyone had what they needed, including a new valid survey with tree zones, city setbacks, and key information about the 1942 house itself. I did not sugar coat it. This property needed a particular buyer with working knowledge of the current market and a clear vision of their future dreams.
