As an Agent I am privileged to meet incredible people every day. And, some truly touch my soul. Today, I want to share a heartwarming moment of gratitude for a veteran who served our country and I had the privilege and honor to serve her.
We met online. Google.
And, I don’t believe in coincidences.
Turns out we both have roots in Philadelphia, PA. She went to college there. I was born there.
She currently resides in Plano, Texas which is where I went to high school and have dear friendships to this day.
She moved to be with the love of her life. I almost did the same (story for another day).
She enlisted me to sell her Duplex in Jarrell, TX.
Like any Special Opps tactician, I assessed the mission: considered the terrain, the theatre, the Buyer, outside forces, our killer skills and tactics, and then planned our sales mission based on our intel:
Terrain | Location: Situated in a more industrial location with 4 other duplexes, facing a gas station and near a highway
Theatre and Buyer: “The competition” aka other duplexes for sale: An Investor would be looking anywhere within an hour of Austin and we had to think like them to connect with them.
Outside Forces | Cashflow: Most Investors want to break-even or have monthly cash flow from their investments. With today’s interest rates and insurance rates, this Investor Buyer would either be living on one side and leasing the other or leasing both sides and considering the total monthly gross and net income. We had a strong rental history.
Strategy | Execution: A sniper is target-focused. Our marketing content ran deep and we covered the flanks:
*social media presence everywhere.
*2 Multiple Listing Services (reach more people) and syndication to other real estate sites
*calls to local Agents. Follow up with Agents.
*Reporting to our Client.
*Knowing to the day: what was Sold, Pending or For Sale (we knew the competition). *Communications open day and night.
We tested the market. We pivoted. And, in the heat of Texas summer months, we completed our mission.
The best part? Our Military Veteran, a woman who has served our nation, is now in the land of freedom pursuing her next mission as a professional and most importantly as the mother of one beautiful daughter and another on the way.
This journey wouldn’t have been possible without the support of Drew Roicki and my entire team.
Gratitude fills my heart for her service to our nation. It was truly an honor to play a small part in her transition to a new life. I look forward to our continued relationship and a bright future ahead for her growing family.
